Maintenance
Over the years, we have formed great relationships with contractors,
lumbers, electricians,
lawn care companies, etc. who give us a 10 to 20% discount (which
is reflected on your monthly
statement) on any work they do for us and our clients. We directly
supervise maintenance work.
Tenant calls are quickly processed; we are on call 24 hours a day.
Inspections
As authorized by the lease, we will make necessary external
and internal inspections. We also
conduct Preventative Maintenance Inspections twice a year where we
check the smoke detectors,
change furnace filters and note general conditions. Walk through inspections
are completed during the leasing process and again during the exit
process.
Rent Collections
We collect rent, and handle delinquent which are
subject to late fees and penalties as described in
the lease. We have constructed a timeline to provide
fair and efficient rent regulations for Tenants to
abide by. If necessary, we have an attorney, well versed
in eviction proceeding.
Fees
Our management fee is 10% of gross monies collected and
is deducted from your monthly
statement. There is no management fee charged for vacant
units and/or properties.
Leasing
Our extensive Tenant screening process is tailored for
you to be as involved as you would like
to be. We thoroughly check all necessary references before
leasing. This includes: credit
check, criminal check, social security validation, employment
verification, and reference verification, including past
landlords.
Our leasing fee is one half (50%) of the one
month’s
rent, which is deducted from the monies
collected at the signing of the lease. There is no fee
for subsequent renewal with the same Tenant.
